Shared Ownership schemes in the UK provide an avenue for individuals to step onto the property ladder with a lower with upfront financial commitment. In these arrangements, buyers purchase a share of a property, usually between 25% and 75% and pay a subsidised rent on the remaining share owned by a housing association or developer. Over time, buyers have the option to increase their ownership stake through a process known as a “stair casing” eventually leading to full ownership.
Statistics indicate a growing popularity of Shared Ownership schemes, particularly among first-time buyers and those with limited financial resources. In 2020, the UK Government announced plans to invest £12.2 billion in affordable housing, including Shared Ownership initiatives, aiming to deliver up to 180,000 new affordable homes by 2026.
Shared Ownership offers individuals the opportunity to build equity in the homes while benefiting from lower initial costs compared to outright purchasing.
