Month 1: Identifying Prime Land
Our journey begins with Alderley Group’s dedicated team setting out across the North West of England in search of prime land with approved planning permission. Once a suitable plot is identified, we initiate discussions with the land vendor and simultaneously contact housing associations interested in the land.
Months 2-3: Negotiations and Agreements
After finalising the land price, Alderley Group and the housing association, in partnership with Homes England, sign off on a package deal covering land acquisition and construction costs. Contracts are exchanged between the housing association and Alderley Group, and then between Alderley Group and the land vendor. The land contract is conditional on Complete Construction’s ability to deliver the project.
Months 4-5: Planning and Procurement
With agreements in place, Alderley Group submits amendments to the existing planning permission. During this period, we also proceed with procuring construction drawings and sourcing materials and subcontractors. This meticulous planning phase ensures that all aspects of the project are aligned before construction begins.
Month 6: Commencement of Construction
Approval is granted, and the JCT contract commences. The housing association and Homes England pay Alderley Group for the plot of land, and Alderley Group pays the land vendor in a back-to-back contract. Upon land completion, Alderley Group recoups all preconstruction and planning costs from the housing association.
Months 7-24: Construction and Collaboration
The construction phase begins, with Complete Construction working closely with the housing association and their employers’ agent to provide regular updates on the project. This 18-month process includes monthly valuations to ensure transparency and accountability throughout the construction lifecycle.
Completion: Delivering the Keys
Upon project completion, Alderley Group proudly delivers the keys to the housing association. This moment marks the culmination of our dedicated efforts to provide high-quality, affordable housing, ensuring a bright future for the residents and the community.
